Small Land Sales Adjacent Clarendon House
Land adjacent Clarendon House, Western Way, Exeter EX1 2DA.
Notice is given that Exeter City Council intends to sell two small areas of land to the owners of Clarendon House to enhance the re-development of the site.
Background
In August 2025 Developers Zinc RE UK Ltd applied for planning permission on the site of Clarendon House. The planning application sought consent for development described as follows:
Demolition of existing commercial building and redevelopment of the site comprising student accommodation with associated amenity space, flexible commercial floorspace (Use Class E) and/or community floorspace (Use Class F1/F2), public realm and landscaping works, cycle parking, refuse storage, access and servicing, and other associated works.
Planning Committee agreed to grant planning permission On February 9th 2026, subject to the signing of a legal agreement under Section 106 of the Town and Country Planning Act 1990. As well as securing financial contributions from the development towards health services, open spaces, highway works and active travel improvements, the legal agreement will secure public access to the Garden Lane walkway.
To enhance the scheme the developers sought and agreed to purchase the two areas of land.
Plans and locations of the two small areas of land are available:
Northern Area: Parcel of land to the north west of Clarendon House is to be developed as a new Garden Lane walkway creating pedestrian access from Western Way at the front of Clarendon House to the Triangle Car Park at the rear of Clarendon House.
Southern Area: Parcel of land to the south east of Clarendon House to be developed as landscaping and bin store for adjoining occupiers of Heavitree Road.
